
Rental Application Guidelines
Before applying for any property managed by Home Team Property Management LLC, please review the information below to ensure a smooth and straightforward rental process.
Home Team Property Management LLC complies with all applicable Fair Housing Laws and provides equal housing opportunities regardless of race, color, religion, sex, disability, familial status, national origin, or any other protected class.
Requirements
Credit score requirements are generally 600 or higher, although requirements may vary by property and will be disclosed prior to applying.
Income Verification: Applicants must demonstrate combined gross monthly income equal to at least three (3) times the monthly rent. Management may require verification of income and employment, including but not limited to the two (2) to three (3) most recent pay stubs provided in chronological order, employer verification, tax returns, bank statements, or other documentation deemed necessary to verify financial qualifications. Applicants who have recently started new employment, changed jobs, or are otherwise unable to provide the required pay stubs may be considered upon submission of alternative documentation acceptable to management, including but not limited to an offer letter, employment contract, employer verification, bank statements, or other proof of income and employment. Depending on the overall application and supporting documentation provided, a qualified co-signer or additional financially responsible applicant may be required.
Each adult eighteen (18) years of age or older who intends to occupy the property must submit a separate application.
Application Process & Terms
Applications are processed through a third-party screening vendor, and an application fee may apply. All application fees are non-refundable, regardless of approval status or whether an applicant elects not to proceed, as fees cover processing, screening, and administrative costs.
Applications are valid for sixty (60) days from the date of submission. If a property is not leased within that period or if the applicant's anticipated move-in date changes, applicants may be required to update or resubmit their application. A new application fee is only required if a complete reapplication is necessary.
Applicants may be required to provide updated income, employment, contact, or other qualifying information prior to lease execution.
Submitting an application does not guarantee approval, availability of a property, or the right to reserve a future move-in date. A property is not considered secured until all adult applicants are approved, the lease agreement has been fully executed, and all required move-in funds have been paid.
Screening Criteria
Applicants are expected to have two (2) to three (3) years of verifiable rental history with positive landlord references. Applicants with less than twenty-four (24) months of rental history may require additional screening, a qualified co-signer, an additional financially responsible applicant, or may be denied based on the overall application.
Applicants must have no prior evictions, or no evictions within the past five (5) to seven (7) years, and must not owe outstanding balances to previous landlords or property management companies.
To verify rental history, applicants must provide contact information for prior landlords or property managers, including names, telephone numbers, and email addresses when available.
Additional required documentation may include a valid government-issued photo identification, current and previous residential addresses, proof of income, and digital photographs of pets if applicable.
Applicants with limited credit history, insufficient income, limited rental history, or other qualifying concerns may be considered with a qualified co-signer or an additional financially responsible applicant.
Applications may be denied for reasons including, but not limited to, recent evictions, unpaid landlord balances, recent bankruptcies, certain criminal convictions, unqualified occupants, pets, vehicles, or failure to meet other screening criteria.
Criminal Background Screening
Each applicant's criminal history will be reviewed as part of the application process. Individuals registered as sex offenders, as well as those convicted of felony sexual offenses, crimes against children, homicide, attempted homicide, kidnapping, or other similar serious violent offenses, are not eligible for residency.
Individuals convicted of felony manufacturing or distribution of controlled substances within the previous seven (7) years are not eligible for residency.
Felony convictions involving assaultive or violent behavior within the previous ten (10) years may result in denial of the application.
All other criminal convictions will be evaluated on a case-by-case basis, taking into consideration the nature and severity of the offense, time elapsed since conviction, evidence of rehabilitation, employment stability, rental history, and any other relevant factors.
Criminal history indicating a potential risk to the health, safety, or peaceful enjoyment of other residents, neighboring properties, staff, vendors, or the property itself may result in denial.
Management reserves the right to evaluate the totality of each application, including credit history, income, rental history, references, criminal background information, and any other relevant qualifying criteria, in compliance with applicable federal, state, and local laws.
Renter's Insurance
All approved residents are required to maintain renter's insurance throughout the entire lease term and provide proof of coverage upon request.
Pet Policy & Restricted Breeds
Certain dog breeds are restricted due to insurance requirements and risk considerations. Restricted breeds include Akita, Chow, Doberman Pinscher, Presa Canario, Pit Bull/American Terrier, Rottweiler, Staffordshire Bull Terrier, Wolf Hybrid, and any mix of these breeds.
These breeds are generally not permitted; however, Management may approve exceptions on a case-by-case basis where allowed by insurance and applicable law.
Management reserves the right to deny any pet based on breed, size, behavior, history, insurance requirements, or other risk-related factors.
Assistance Animals (Service Animals & Emotional Support Animals)
Home Team Property Management complies with all applicable Fair Housing laws regarding assistance animals.
Service animals and emotional support animals are not considered pets and are not subject to pet fees, pet rent, pet deposits, or pet restrictions.
This pet policy, including breed and other restrictions, does not apply to assistance animals that qualify as a reasonable accommodation under applicable fair housing laws.
Management may request reliable documentation for an emotional support animal as permitted by law.
Assistance animals may only be denied if they pose a direct threat to the health or safety of others or would cause substantial physical damage to the property that cannot be reduced or eliminated through another reasonable accommodation.
Property Hold & Move-In Requirements
A property may only be held once all adult applicants have been approved, the lease has been fully executed, and the required security deposit has been paid through approved payment methods. Certain properties may qualify for a zero-deposit alternative through Rhino, subject to eligibility requirements.
Maximum occupancy is generally limited to two (2) persons per bedroom, unless otherwise required by applicable law.
Once approved, applicants will receive a detailed breakdown of move-in costs, which may include the security deposit, prorated rent, a one-time non-refundable documentation preparation fee of $150, pet fees, pet rent, and any other applicable charges.
Approval & Summary
While multiple applicants may meet qualification standards, only one applicant or applicant group will be selected for a lease. Approved applicants are expected to complete lease signing and submit required funds promptly.
All application and leasing decisions are made in accordance with Fair Housing Laws and applicable federal, state, and local regulations.
Applicants should be prepared to provide income documentation,
employment information, rental references, valid identification, and pet documentation if applicable. Applications expire after sixty (60) days, may require updates, and all application fees are non-refundable.
